ClearView has completed the Canada Mortgage and Housing Corporation (CMHC) Indoor Air Quality (IAQ) Investigator program and is one of the few home and property inspection company in the Toronto, Mississauga, Oakville area to be recognized and placed on the CMHC referral list of qualified IAQ Investigators.

The need for clean air in our homes should not be underestimated. Most people spend an average of 90% of their time indoors and our homes contain many substances, particularly mold, that may be hazardous to our health. It is important to be aware of how air contaminants can affect our health and to adopt corrective measures that will improve indoor air quality in our homes.

The objective of a residential indoor air quality investigation using the CMHC IAQ Investigative Protocol are to determine if there is an indoor air quality problem; to identify the causes; and to recommend solutions. The ultimate goal is to advise the homeowner on the actions that should be taken to improve the air quality of their home.

Do you need a residential indoor air quality test?
If you detect an odor suspected as mold, if you suspect air quality issue, please do not hesitate as your health may be at risk! Additionally if you only require indoor air sampling, we are equipped to collect and send samples of air from your environment to an accredited laboratory which will analyze the sample and send us the report. Our certified professionals will review the results with you and discuss next steps.

IAQ Inspection Process

Carried out by a CMHC approved IAQ Investigator, the 6 steps process entails: 

  • Initial consultation:  You suspect an indoor air quality issues and need professional advice. The initial consultation will determine if we need to proceed to the next step, the visual inspection.

  • Visual Inspection:  qualified IAQ investigator is sent to your home and performs the following tasks:

    • Looking for visual mold (water stains, moisture intrusion)
      Recording humidity levels and temperatures from room to room
      Checking suspect areas with a surface moisture meter to detect moisture in wall cavities

  • Sampling - The visual inspection will indicate which rooms need to be air sampled along with an outdoor control sample.

  • Reporting: Following the indoor air sampling test, you will receive a written report that will interpret the lab results, followed by recommendations. The lab results are legal documents and have individual identification numbers on them.

  • Recommendations: The recommendations are divided into three groups. The first groups are those that can be done easily for no or low cost (for under $100). The second grouping is for medium cost measures between $100 - $1000 that you may be able to do yourself or in some cases hire a contractor. The third category is for high cost measures, over $1000.

  • Final Air Sampling: Following any remediation activity, one of our Investigators will revisit your home, confirming that mold spores are no longer elevated. This includes final air sampling of your environment and visually inspecting all areas previous concern.
