Pre-purchase Inspection
An inspection that takes place for the Purchaser/Client, usually after an Offer to Purchase has been presented with a condition of a Home Inspection being completed.

Pre-listing Inspection
An inspection conducted on the Homeowner’s behalf to discover and offer corrective solutions to problems in the home, prior to listing the house for sale.

New Homes

Pre-delivery Inspection  tarion
An Inspection that is conducted with the Purchaser when the Builder is present. This Inspection is mandatory under the New Home Warranty Program.

Tarion Inspection 30 Day, 1 year, and 2 year  tarion
These inspections are for New Homes built under the New Home Warranty Program. Even if you think there are no issues with your new home, don’t get lulled into a false sense of security. Infrared Thermal Imaging

Our full inspection package (optional) includes the use of our Infrared Cameras to conduct a full home Infrared scan. The cameras can detect what the naked eye can't - variations in temperature that signal moisture problems, heat loss, cold zones and even potential electrical malfunctions.

   

ClearView Home & Property Inspections utilizes the industry’s most sophisticated equipment to provide our clients with the most detailed and accurate reporting on the property conditions.

We utilize Flir Systems B300 infrared thermal imaging cameras during our full inspections. By detecting the difference in surface temperatures, infrared technology assists us to pinpoint specific areas of concern, which include but are not limited to:

  • Roof and ceiling leaks
  • Plumbing leaks
  • Water intrusion/infiltration including hidden moisture damage that can lead to mold
  • Electrical component issues (overheated wiring or circuit breakers)
  • Energy issues such as heat & energy loss (missing insulation and ventilation issues)
  • Other areas of concern

These temperature differences appear on our camera screens as cold and hot spots that reveal hidden problems that otherwise may not be detected during the course of a basic, visual property inspection.

Our Level 1 Thermographer training is from FLIR Systems Canada, the industry’s recognized leader in infrared thermal technology and training in the inspection industry.

Home Maintenance Inspection
Do you know if you need to replace your roof shingles, windows, upgrade your furnace?  How many more years of service life remain in these and other components of your home? When should you budget for replacement and in what priority?  The home maintenance inspection focuses on the condition of components in a home that require routine maintenance. Your home inspector will spend approximately 2 hours on your home maintenance inspection and will provide you with a complete list of findings and recommendations. You are strongly encouraged to be present during the inspection.

If you are a current homeowner, we recommend that you receive a home maintenance inspection every 2-3 years. For about the cost of a basic automotive tune up, a home maintenance inspection can help to identify problems and damage in your home before they become an expense.  Most people perform regular maintenance on their car, yet most people neglect the single most expensive investment they have...their home.

A maintenance inspection is a visual examination of your homes routine maintenance components (including roof, windows, mechanical systems etc.) . A common misconception in this industry is that you have to be involved in a Real Estate transaction in order to hire a home inspector. Not true.
