Commercial Property Condition Assessment (PCA)

Property Condition Assessment is an evaluation of a commercial building, its systems, and site components conditions; the assessment includes a list of current and future repair items. Commercial Property Condition Assessments (PCA)  are performed to ASTM Standard E 2018-15 and describes the scope of work and the limitations.
A PCA is typically required prior to acquiring a real estate property or for financing/refinancing purposes. Often times it is also a requirement of lenders in order to assure the building is in satisfactory condition. It can also be a tool for investors to negotiate the best possible price for the property or dictating repairs before the building transaction is complete.Commercial properties include (but not limited to):

Roof condition Assessment $800 min
Problem Investigation $950 min
Expert testimony $800 per half day, $1500 full day

The  ASTM E2018-15 standard defines good commercial practices for conducting a baseline Property Condition Assessment (PCA) of the improvements of commercial real estate by performing a walk-through survey and conducting research.  The entire Standard is 21 pages long and available from ASTM at their website, www.astm.org
