The assessment also includes a list of current and future repair items.
Commercial Property Condition Assessments (PCA) are performed to ASTM Standard E 2018-15 and describe the scope of work and the limitations.
A PCA is typically required prior to acquiring a real estate property or for financing/refinancing purposes, and, often times it is also a requirement of lenders in order to assure the building is in satisfactory condition.
It can also be a tool for investors to negotiate the best possible price for the property or dictating repairs before the building transaction is complete.

A roof condition assessment is a full visual examination of the roof that assesses the roof condition, age, leaks, and maintenance items.
The report will outline areas of concern and probable causes of these issues. We include recommendations to repair, restore, or replace, with rationale for each of the recommendations.
